This is the biggest driver. More steps means more forming, more concrete, more labor. Width matters too — a set of front steps that’s 8 feet wide takes considerably more material and work than a standard 4-foot-wide entry.

Demolition and Removal

Some step projects are straightforward — easy access, flat yard, clean demo. Others involve tight access, slopes, or steps that are attached to a foundation wall in a way that requires more careful forming. Unusual site conditions add labor time and sometimes materials, which shows up in the quote.

Reinforcement

Steps take a lot of repetitive load — people stepping on the same edges day after day for decades. Rebar reinforcement in the nose and body of each step extends the life significantly. Some contractors skip it to reduce cost. We don’t. It’s part of every steps quote we give.

Repair vs. Replacement

We get a lot of calls from homeowners who want to know if their chipped or cracked steps can be repaired instead of replaced. The honest answer depends on what you’ve got.

Surface spalling and minor edge chips can often be repaired with a good concrete resurfacer — that typically runs $200–$600 for a small set of steps and buys you several more years. But if the structural integrity is compromised — if steps are heaving, cracking through the body, or settling significantly — patching is a waste of money. You’re better off replacing the whole thing and having a proper slab for the next 30+ years.
