Concrete staining is one of the best-value upgrades you can do to an existing slab. If you have a plain gray patio, garage floor, or basement floor that you want to look like something, staining can transform it for a fraction of what a full replacement would cost. Here’s what to expect on price and what the process actually involves.
Concrete Staining Costs in Tennessee
Concrete staining in Tennessee typically costs $3–$8 per square foot for professional application on an existing slab. The range is wide because prep work, stain type, and number of coats all factor in.
| Staining Type | Cost Per Sq Ft | 300 Sq Ft Estimate |
|---|---|---|
| Water-Based Stain (single color) | $3–$5 | $900–$1,500 |
| Acid Stain | $4–$7 | $1,200–$2,100 |
| Multi-color / Artistic Effects | $6–$10 | $1,800–$3,000 |
| Stain + Sealer Package | $5–$9 | $1,500–$2,700 |
Acid Stain vs. Water-Based Stain — What’s the Difference?
Acid Stain
Acid stain reacts chemically with the minerals in the concrete to create color. The result is translucent, variegated, and genuinely beautiful — no two slabs look exactly the same. It produces a mottled, organic look that resembles natural stone or leather. The color is permanent because it’s literally part of the concrete, not sitting on top of it. Downside: the color selection is limited (mostly earth tones — browns, tans, terra cottas, and greens), and it requires experience to apply well.
Water-Based Stain
Water-based stains are more like a translucent paint — they sit in the pores of the concrete and penetrate slightly. They come in a much wider color range including blues, grays, and whites that acid stains can’t achieve. The look is more uniform than acid stain. They’re easier to apply consistently and are lower in VOCs. For most residential projects, water-based stains hit the sweet spot of price, color variety, and durability.
What Affects the Price
Slab Condition and Prep
This is the biggest variable. A clean, sound slab that just needs light cleaning before staining is the cheapest scenario. Old stains, paint, sealers, or adhesive residue have to come off first — grinding, shot-blasting, or chemical stripping adds $1–$3/sq ft. Cracks need to be filled before staining. Don’t skip prep — stain won’t adhere properly to a contaminated or sealed surface.
Sealer
Stained concrete must be sealed to protect the color and make it cleanable. Without sealer, stained concrete soaks up spills and dulls quickly. A good solvent-based sealer adds $1–$2/sq ft but is not optional if you want the work to hold up. We include sealer in every staining project we do.
Number of Colors and Complexity
A single solid color is straightforward. Multiple colors, faux grout lines, borders, or artistic effects take more time and push the price up. These looks can be stunning on a patio or pool deck but cost more than a simple one-color application.
Where Does Concrete Staining Make Sense?
- Patios — transform a plain gray slab into a warm, polished outdoor space
- Garage floors — easier to clean and much better looking than raw concrete
- Basement floors — affordable alternative to tile or hardwood in finished spaces
- Pool decks — resurfacing option that adds color without full replacement
- Interior floors — popular in retail, restaurants, and modern homes
What Staining Can’t Fix
Staining is a cosmetic treatment — it doesn’t fix structural problems. If a slab is heaving, badly cracked, or deteriorating, staining it is throwing money at the wrong problem. We’ll tell you straight whether your slab is a good candidate for staining or whether you’d be better off with a replacement.
